Thank you for your interest in showing the VA Acquired properties. This is a short guide to help you fill out the required forms for your buyers.

If you are submitting an offer on a VA Acquired Property, please note that you will need the following:

  1. VA Purchase Contract
  2. VA Addendum
  3. Seller’s Disclosure
  4. Radon Gas and Mold Notice
  5. LBP addendum if property was built prior to 1978
  6. A mortgage letter or proof of funds on a cash offer
  7. A copy of the earnest money check ($500)

If you would like VA to finance your buyers (called VA Vendee Financing - an excellent way to buy when your buyers have acceptable credit), you will also need the following forms:

  1. VA Credit Statement
  2. Checklist for Vendee Financing

Please print the forms on LEGAL size paper.

NOTE: VA does NOT pay for a title policy. If you need one for your buyers’ loan, please include it in the closing costs you want VA to pay. Keep in mind that many lenders limit the amount the seller can pay to 6% of the sale price.

The above forms are available on each listing on the NTREIS web site. Please click on the primary listing picture and you can download the forms as PDF files. If you have trouble printing the Seller’s Disclosure, you can open it in FoxitReader (a great, FREE PDF reader http://www.foxitsoftware.com/pdf/rd_intro.php) and you will be able to print it.

You DO NOT need to submit a mortgage letter when requesting VA Vendee Financing.

Please DO NOT send the forms piecemeal. Send everything at once. If you submit a contract that is missing a form, it will not be forwarded to Ocwen for approval until we have a complete package; in that case, please submit a COMPLETE package again that includes the missing forms:

DO NOT use TREC forms; we cannot submit your offer on anything other than VA forms.

If you follow the instructions, you should not have trouble filling out the simple VA forms.

Please note that our office and our agents WILL NOT place an offer on a VA property during a 10 day simultaneous period.

VA does not allow the buyer’s agent to select the title company. We don’t know who will be closing until approximately five days after contract acceptance; therefore, earnest money checks should be made out to Dubois Real Estate Trust Account. As soon as we receive your executed contract from Ocwen we will forward it to you. At that point please mail the check to:

We will forward the earnest money to the title company selected to close your sale. If we do not receive the earnest money check, your contract will be withdrawn by Ocwen. DO NOT send the check before you have received an executed contract.

Filling out the forms

VA Purchase Contract

Section I - Fill out with buyers’ and property information. If you don’t know the PROPERTY IDENTIFIER we will fill it in.

Section II - Fill out #7. CASH OFFER for cash offers and for offers with outside financing. A is the offered price, B-D are for items you want VA to pay for your buyer. E is for the commission; SALES and LISTING should both be figured at 3% each (on a $100,000 offer you would put $3,000 on SALES and $3,000 on LISTING). Follow the instructions for G and H and check your math. For I your purchaser should agree to close within 45 days. The contract can be rejected for simple math errors. Fill out #8.TERM OFFER if you want VA to finance your buyers. The current interest rate is 6.5% on a 30 year loan. Fill out 10 through 13.

Section IV - Have your buyers sign anywhere at the bottom of the page.

VA Addendum

Fill out down through Section XII. We will complete Section XIII.

Sellers Disclosure Statement

Fill out the bottom part.

Radon Gas and Mold Notice

Sign and date at the bottom.

Notice of Possible Lead Based Paint

Fill out C, D, and the bottom Certification of Accuracy
